First half of 2017 real estate taxes and any specials that might be due and payable will be paid by the Seller.  Last half of2017 and all subsequent years real estate taxes and special assessments will be paid by the new owner.  Real estate taxes and special assessments are subject to reassessment under new ownership.

Surveys will be at the Buyer’s expense, if needed or wanted.  These properties are to be sold subject to any restrictive covenants or easements of record.

 

Terms:

The sale of this property is not contingent on financing, so if needed you must have  financing approved by your lender prior to making an online bid and be prepared to close the transaction on the closing date.  10% of the purchase price on each of the parcels will be required as earnest money immediately following the signing of a purchase agreement.  The balance of the purchase price must be paid in full at closing on or before 40 days later. The name and address of the closing agent will be announced. Buyer(s) will be provided with an Abstract of Title for inspection by their attorney prior to closing.   Title will be transferred by a Warranty Deed.  Possession will be at closing unless otherwise agreed to in writing and agreed upon by Buyer and Sellers. Sellers reserve the right to waive formalities and to accept or reject any & all bids. Purchasers who are unable to close because of insufficient funds will be in default and the earnest money will be forfeited.
